- Responsible for field operations which include:
- Security (Outsourcing)
- Housekeeping (Outsourcing)
- Parking (Outsourcing)
- HSE and Emergency Response Team
- Supervise and control team to achieve Operational goals which already set by Management.
- Review outsourcing performance to achieve performance, implementing procedures, and personal outsourcing responsibilities both on daily and periodic basis, which is more comprehensive, in terms of employee productivity.
- Maintain good relationship with stake holders and government such as:
- Police, Koramil
- Fire Department
- Local community leaders, LLAJR, PEMDA
- Compile weekly and monthly report from vendor/outsourcing for evaluation report, that consists of:
- Incident report or daily report
- Result VS actual report
- Corrective action, training
- Supporting work equipment condition report
- Planning, implementing, and monitoring all day-to-day activities to ensure building operation efficient.
- Make sure that all building management activities both of Security and Cleanliness meet the expectation procedures, including maintenance, repair and renovation program provided.
- Coordinate and evaluate Security and Housekeeping Department to achieve performance and target, if not, can be followed up with immediate improvements needed.
- Supervise the procurement, negotiating prices and monitor contract conditions with contractors or vendors.
- Periodic review to evaluate integrity, capabilities, and qualities from our vendor/outsourcing (Security, Housekeeping, Parking).
- Cross check that all maintenance and repair procedures meet standards, including the administration.
- Ensure that all permit documents are always updated, service contract, manual book, filing documents (well organize), so can be reviewed when needed.
- Make decisions appropriately and effectively at the time required.
Requirements:
- Maximum 40 years old.
- Having minimum, a bachelor’s degree in any major.
- At least 3 years of working experience in the related field – Operational Supervisor (Property Development/Real Estate Management or equivalent).
- Strong leadership.
- Ability to operate computer and software programs to generate daily, weekly, and monthly reports.
- A good working knowledge of property systems, policies and warehouse storage work methods are required.
- Visit sites regularly to verify the quality of maintenance by vendor as well as company required.
- Manage daily property requirements and plan capital improvements by regularly inspecting properties for damage and inefficiencies.
- Prepare team members to fast respond.
- Collaborate with vendors and contractors, and coordinate with tenants.
- Well communicated with the team and proactively in problems solving.
- Good personality, communication skill, and business manner.
- Computer literacy (Ms. Office applications, in particular).
- Fluent in English.
- Strong oral and written communication skills.
- Strong analytical and computer skills, including advanced MS Excel ability.
