The project is a new and innovative concept with a focus on the core value of sustainable, green development. At the heart of this project is the burning desire to create an extraordinary experience that firmly connects the guest to the Balinese community and nature.
Job Description & Key Task
1. Work directly with creative and inspired project owner to implement vision on-the-ground.
2. Manage and supervise project implementation according to cost control, quality, and fast execution.
3. Follow a very accelerated development schedule.
4. Control material usage based on specific material usage plan.
5. Coordinate and supervise all external field teams, such as contractors, subcontractors, site construction managers, and suppliers — monitor project labor to verify that the project is properly staffed for schedule and budget requirements.
6. Ensure work is done in compliance with all relevant building and safety codes, SOPs, and project work instructions.
7. Manage and develop project related documents such as monthly reports, budgets, schedules, presentations, minutes, tracking logs, etc. using Excel, Word, and PowerPoint (electronic and hard copies).
8. Manage and prepare ongoing project reporting on a regular basis.
9. Assist in the development and maintenance of project files; electronic and hard copies.
10. Manage or prepare requested or ongoing project reporting on a regular basis.
11. Predict, identify and solve any problems arising in the project.
12. Provide input to resolve or mitigate project issues.
13. Guide project ownership through the project process and lead meetings as directed.
14. Act as a management representative in the project
15. Lead coordination meetings with internal teams and create a conducive working atmosphere.
16. Perform all essential aspects and functions of the job as well as any other specific job requirements.
17. Pre-Construction / Design Documentation:
a. Assist design team in providing design options that is in accordance with budget, quality and timeframe from Client
b. Consultants.
c. Get Quantity Surveyor to structure budget estimation based on fix Architectural design
d. Follow up on required tender documents.
e. Assist in pre-qualifying Contractor and method of works up to the sign of contract
18. Construction Phase:
a. Structural, Architectural and MEP supervision vendors and consultants
b. Manage and liaise Client’s communication with potential / appointed vendors and consultant
c. Coordination and control of information requests.
d. Conduct Site Coordination meetings when necessary
e. Generate regular report in known format (Microsoft Office) to help Client make an informed decision.
f. Quality control and progress inspection
g. Progress Claims and Payment approval recommendation to Client.
Additional Knowledges, Skills, and Abilities
• Bachelors’ degree qualified in Civil/Mechanical Engineering or Construction Management or equivalent highly preferred.
• Approx. 5+ year’s experience working on construction projects including a minimum of 3 year’s experience managing construction teams.
• Proficient in English both oral and written.
• Familiarity with Bahasa Indonesia a plus, but must learn on-the-job if not.
• Thrives in a very fast-paced and sometimes chaotic environment.
• Willing to support at as needed without regard to time (even after office hours and on weekends and holidays).
• Demonstrated ability to manage various tasks, schedules and deliverables for multiple stakeholders.
• Proven administrative and reporting skills: able to generate concise and accurate spreadsheets, narrative reports and correspondence.
• Good analytical and project management skills.
• Advanced technical abilities in construction management, with the ability to train and mentor others to develop further their skills in development project management, contractor management, safety, quality management, and site-based design management.
• Able to work independently.
