(1) Building Operation
Manage, collaborate, and supervise outsourcing companies which are MEP service company, security company, cleaning company, parking company, etc.
Implement operation plan, coordination, checking on the site.
Plan and implement energy control.
Propose a technical improvement plan.
Manage and keep the quality of building operations and implement inspection internally.
Check the regular checking report.
Give approval for submitted documents from the tenant and contractor.
Preparation and submit the documents for the government on behalf of the building owner and correspond to any government-related matters.
Establish a good relationship between MPP and the government, and also with the neighborhood.
Assist with any government-related matters.
(2) Control Construction
Check and control the condition of construction in the building. Ex. stop the firefighting equipment for construction, and check the plan for any building-related construction.
Check the design drawings, specifications, and construction schedules for any construction in the building.
(3) Repair/Renovation
Check the condition of each facility's equipment in the building.
Create the plan for repair/improvement work and prepare a budget proposal.
Create a long-term maintenance/repair plan.
(4) Tenant Service
Control and coordinate tenant moving schedule and explain the building rules.
Correspond to any queries and problems from tenants.
Create building announcements from the BM office and deliver the information to the tenant.
Supporting tenant’s needs.
(5) Fire, Safety, and Security management
Plan and implement fire prevention, and disaster prevention plans.
Plan and implement fire drills and disaster training.
Manage security card, registration, issuance, and hand over to the tenant.
Correspond at the time of any accident and any disaster.
Emergency inspection of facility equipment at the time of typhoons, heavy rain, earthquakes, strong wind, etc.
(6) Other
Create reports and maintenance for WELL and Green Mark certification.
Other building management-related matters.
